Folly Beach takes the name “the Edge of America” for good reasons. The town 15 miles south of Charleston sits along the Atlantic Ocean, with beach houses, condos and even a midrise hotel lining the shore. At the same time, the town where composer George Gershwin spent a summer before penning the opera “Porgy and Bess” prides itself on an iconoclastic flair where everybody from family vacationers to partying students, millionaires to bikers (and perhaps millionaire bikers) congregate. The barrier island stands just south of James Island. Folly Road crosses a bridge over the Folly River and becomes Center Street, the main business district, stretching 10 blocks west to the county park and 15 blocks east. The eastern tip of Folly Beach overlooks Morris Island, with its well-known semi-submerged lighthouse.

Historically, the 12-square-mile island built a reputation as a “middle class” beach. It still attracts all comers but has evolved in serenity and price. With a rebuilt pier at the center of town, hotel under new ownership and spate of recently built homes, Folly Beach saw its average home value jump 28.6 percent from 2010. Beach renourishment has helped keep the ocean sand in check. The housing stock includes old-style beach cottages up on stilts, tall modern residences and traditional homes. Most properties are at least two stories. Little Oak Island across the Folly River offers popular condo residences. Boats dock along the river. One of the most sought after interior sites is Sunset Beach on the western edge of Folly Beach, marked by large-lot properties with views of the ocean and river. Trendy new restaurants and shops are opening on and around Center Street and its great lakes streets such as Huron and Erie.
